What are my chances of winning a fall lawsuit. fell down opened trap door that went 8 feet down to basement.?

I was standing back to the opening of trap door that was opened that went down to basement 8 feet. It was at my daughter's horseback riding place and I was standing there writing check out for riding. I broke my leg and have a $40,000 dollar hospital bill. They have no homeowners or any kind of insurance and neither do I. They are saying they have no cash but have lots of property and a home that I believe is paid for.
